For a long time, August in Kennewick had one shape. You waited for the last week of the month, drove to Oak Street, parked in a dirt lot, and let the Benton Franklin Fair carry you through Tuesday to Saturday. Everything else was a warm-up. That shape is still here in 2026, but it is no longer the whole story. Three miles west of the fairgrounds, a piece of ground that sat quiet for thirteen years finally has doors on it, and the way a Tuesday evening moves through this city is starting to feel different because of it.
The three-mile shift
Vista Field is the 103-acre former municipal airport that closed in 2013 and has been sitting inside a master plan ever since. This spring it stopped being a plan. Blueberry Bridal Boutique held its ribbon cutting at 625 Crosswind Boulevard on March 10, 2026, becoming the first commercial tenant on the site. Kuki Izakaya, the Japanese restaurant from the owners of Ara Sushi & Grill and Chicken & Bowl in Richland, opened next as the second. Two businesses is not a downtown. But for a parcel where the answer to "what is going on out there" has been "nothing yet" for over a decade, two is a meaningful number.
Then in June the state Department of Ecology issued a no-further-action letter after the port cleaned up a small PFAS finding, which is the sort of paperwork that decides whether the next building goes vertical this year or waits another one. It went vertical. The port has eight parcels sold and a five-story mixed-use building on the way, with retail on the ground floor, apartments in the middle, and townhome-style condos on top.
What actually opened, and what it means for a weeknight
The location matters more than the tenant list right now. Vista Field sits directly next to the Toyota Center and the Three Rivers Convention Center, which means the block is already pulling a crowd on concert nights without any help from new tenants. Mariachi Vargas de Tecalitlán played the Toyota Center on August 2. George Thorogood and the Destroyers is Tuesday, August 4. Eden Muñoz closed out July on the 31st. Before this spring, a resident going to any of those shows had two choices for dinner beforehand: chain rows along Canal Drive or a drive back across town. Now there is a third answer within a five-minute walk of the box office.
Two openings do not remake a district. What they do is give a Tuesday night a reason to start earlier than seven.
That is the piece that is easy to underestimate if you have lived here through the years of chain-link fence and gravel.
East Kennewick keeps its own gravity
The other food scene worth paying attention to has been quietly building for years on the opposite side of town. Columbia Gardens Wine & Artisan Village on East Columbia Drive is the port's other project, and it is now dense enough that residents treat it as its own destination rather than a stop on the way to somewhere else. Swampy's BBQ moved from food truck to brick and mortar at 215 East Columbia Drive and opened Tuesday through Saturday with an expanded menu. Tri-Cities Area Journal of Business reported a new brewery opening date and an art studio added to the tenant mix in April 2026, on top of the two production wineries, four tasting rooms, food truck plaza, and scenic pathway already in place.
The short list of what east Kennewick now supports on a summer evening looks like this:
- Wine tasting across four separate rooms without moving your car
- BBQ from a sit-down kitchen instead of a walk-up window
- A brewery with taproom hours built for after work
- Live outdoor concerts through the Clover Island series, which continues under the new hotel ownership
- A walking path along the river that connects the whole cluster
None of that was true in 2019.
The August calendar, in one glance
Here is where late summer actually lands this year for people who already live here and are trying to plan around it.

The fair itself runs Tuesday through Saturday. The demolition derby on the Saturday before is the tell that the last week of August has actually arrived. If you have kids in 4-H or livestock, that Saturday is already circled. If you do not, it is still the honest start of the fair week.
What the fair still does that nothing else in town does
The Benton Franklin Fair has been running since 1949, and its rodeo is ranked 23rd in the nation by the Professional Rodeo Cowboys Association. Its market stock sale is the largest in the state. Those are not tourism-brochure lines. The market sale is why a lot of Tri-Cities families are at the fairgrounds on a weekday morning in a work shirt, buying a hog from a fourteen-year-old they know from church. That transaction is a piece of the local economy that concerts and openings do not replace.
Vista Field is a walkable town center under construction. The fair is a working agricultural event that a suburb grew up around. Both things are true, and both are on the August calendar. What is new is that residents no longer have to choose one texture of summer. The chain-restaurant version of Kennewick and the fairgrounds version of Kennewick used to feel like the only two moods available in August. There is now a third mood forming next to the convention center, and a fourth already dense along East Columbia Drive.
A late-August evening, mapped
If you wanted to string a single Tuesday together the way a longtime resident might in 2026, it would look something like this:
- Late afternoon at Columbia Gardens on East Columbia Drive. Tasting room first, Swampy's for dinner, walk the river path while it is still light.
- Drive west across the city to the Toyota Center for a 7:00 PM show at the Toyota Center. Park once, walk the block.
- Post-show wander at Vista Field. Two storefronts open now, more construction visible along Crosswind Boulevard, the outline of a plaza becoming legible.
- Save Wednesday through Saturday for the fair. Rodeo starts at 7:00 PM at the Speck Dealerships Arena. Old MacDonald's Barn for anyone under ten.
Five years ago that itinerary did not exist because two of its four stops did not exist.
What this changes for your corner of Kennewick
Most residents will feel the shift first as parking. West Kennewick around Columbia Center already sees Toyota Center traffic on show nights, and as Vista Field adds tenants, that pattern will spread east of the mall and into the streets around Deschutes and Grandridge. If you live in Southridge or off Steptoe, the Canal Drive corridor is going to keep filling in. Chick-fil-A opened at 7009 West Canal Drive on June 19, 2025, and Panera Bread is announced next door. That corridor is not done.
Households on the east side, near Columbia Drive and the river, are watching a smaller, more particular shift. Columbia Gardens is filling its remaining tenant spaces, and the Willows and Cable Greens parcels off Columbia Drive still have inventory. The neighborhoods that used to be described as "near the old industrial waterfront" are being described in shorter terms now. Buyers who moved into those blocks three years ago made a bet on what east Kennewick would look like, and this summer is a piece of the answer.
The fair will keep doing what it has done since 1949. Vista Field will keep opening one door at a time. What is worth paying attention to is not either project on its own. It is the fact that a Tuesday night in August finally has more than one honest answer.
